Quit Claim Deeds in Arizona

Every piece of property comes with a deed. In order to buy or sell property in Arizona, a new deed is required stating who the grantor (seller) is and who the grantee (buyer) is. The grantor will sign the deed in front of a notary public. To protect both parties, the buyer will file the deed with the County Recorder’s Office for that county.

How Quit Claim Deeds Work

One type of deed often used to transfer property in Arizona is the Quit Claim Deed. Arizona Quit Claim Deeds are ideal for adding your new spouse to the deed or removing your ex-spouse from the deed after a divorce. They are also useful for transferring your property to a trust that you control. A trustee of an estate will often use a Quit Claim Deed to transfer the property from the estate to the heir or heirs.

Unlike other deeds, Quit Claim Deeds carry no warranty. Quit Claim Deeds do not guarantee a clear title. If you are dealing with family or a trusted party and wish to use a Quit Claim Deed, then all you need is for someone knowledgeable to fill out the appropriate paperwork. Arizona Legal Briefcase has the expertise to prepare and file Quit Claim Deeds in Arizona.

Quit Claim Deeds – How to Use Them Properly

Unless you know and trust the seller or are simply adding or removing your spouse from the deed as part of a marriage or divorce, you should not buy property using a Quit Claim Deed without proper legal advice. However, if you know what you are doing and simply want to ensure that the paperwork is properly prepared, then you should consider using Arizona Legal Briefcase for your legal document preparation. Arizona Legal Briefcase is a legal document preparer, but we do not provide legal advice.

We work hard to ensure that your documents are prepared carefully and on time. To get the process started, we will inform you of the items we may need from you, and then you will tell us when you need the documents. Our promise is that we will have your legal documents prepared properly and on time.

We can meet with you at a location convenient for you, be it your office or a restaurant for you to review and then sign the documents. We will then hand carry your legal forms to the appropriate state entity for filing. After recording the documents, the state entity will mail them directly to you.

We also offer a self-service option. With this option, we email the documents to you. You print them out and take them to your own notary to the signed (your bank will have a notary for you to use). You then take them to the appropriate state entity for filing. Most of our self-service documents are $90.

Arizona Legal Briefcase has built its reputation by providing accurate, affordable, and timely prepared legal documents. We look forward to serving you.

Arizona Legal Briefcase offers Quit Claim Deed preparation services in both English and Spanish. We can work with you in your native language to get your legal documents prepared and filed with the appropriate Arizona entities.
